Not selling it here, just sharing :D

Welp, it took years going back and forth with the bank (Well Fargo) and since they wouldn't help me modify my loan, which I was behind on I finally got my house up on the market.

I almost did a short sale a few years ago which would have netted me $3k in moving money but I stand to actually make a lil' profit now.

First open house is this weekend 8/2 and I'm pretty excited. My Realtor did such a good job helping me with the 23k in improvements that I don’t need to pay for until after closing. If you're thinking about buying or selling anywhere in the 650- or 408- I highly recommend using her. I’ve known her for over 25 years.

The place looks awesome with the hardwood floors, new paint, landscaping and the furniture staging. Funny, a Realtor selling a house around the corner offered me 650 yesterday. We passed and an hour later he offered 665.

I’m not trying to be greedy but I hope to get more then the 688K asking price :D

Let the bidding war(s) commence, you'll make more $$$. Don't take the realtor's offer, sell to a real family rather than adding to somebody's inventory. :thumbup

When we sold in San Ramon, we set the price at $599,000 and got $635,000, which had to be split three ways afterward (trust fund issues). Still, a lot better than the original asking price. :party

Personally, I'd take down that "BAR" sign above the microwave. Doesn't add to the pro-family feel. What's up with that outlet at the end of the counter? It looks broken or weird.... :loco

Damn, she is good, if that is all true. I am assuming the contractors will take payment after escrow closes or does she get reimbursed directly? Either way, she is a star for doing this.

Close. The appliances were mine though. Comes with a newish washer/dryer too. I do miss those.

So nice not having to pay for the upgrades until after it sells. The moving part was a bitch. I'm a total pack-rat and just threw away 1000lbs of trash and gave away thousands of dollars worth of furniture and shit.

Oh, I shill have a smoker and dining room table for sale :)

Wheezie: crappy 2bd2ba condo in my complex in Satan clara just sold for 625, listed at 599 and had something like 12 offers. Wouldn't surprise me if you get over 700...

Friend made offer on $705k house at $720k. It sold for $820k.


I hope your realtor is doing "the accepting offers until X date," thing.


Ask your realtor for a 'do not disturb occupant,' footer for your sign. Keeps the annoying "I'll give you" folks from annoying you.

Great time to be selling. If you want a good handle on what you're likely to get, just gather the recent sale data in the neighborhood and compare price per sq. ft., sale price vs. ask, etc. The data's out there and I've found that, at least in our area, it's been pretty accurate lately as long as there's not something really unique positively or negatively about the house.

I was talking to a realtor just this weekend during an open house, as I've toyed with selling ours, and it's clear that a lot of realtors/owners are actually setting their asking prices slightly below market to create the bidding frenzy in the hopes they get a higher price. I think in the current market, the actual sale to ask price ratio is a bit skewed for this reason.
