The house I have been renting just got sold. What happens with my security deposit? I have kept the house in pristine condition but I know the landlord was having money issues. Does my security deposit just automatically get refunded as he no longer has any interest in the home? Is there still a chance of him nit picking any little thing he can in order to screw me out of my money? I once again cast myself to the mercy of teh BARFs.

Are you going to continue renting from the new owner? If so, I would assume it's business as usual and its up to the new owner to refund deposit upon move-out. If you're leaving the building, then again business as usual, and the current land lord will tell you that scuff in the $35door handle is going to cost $300 to repair.

As for the phone, I think a good dose of fire will fix it.

I don't know anything about rentals but I think you should get your deposit back or some document showing the transfer. You could call the escrow company if talking to the owner doesn't get you anywhere.

Whoa there cowboy don't make me use my Russian Sickle move on you. I don't have any problem giving a tenant back their deposit unless they've damaged the place. If you and your wrastling buddies would stop using the walls as turnbuckles you may have got your deposit back lol.

Well, if the house looked good enough to sell you should absolutely get all your money back.

The new owner will probably repaint the whole damned place as a matter of course anyway so no skin off the old owner's nose.

I would raise a stink if you don't get the full amount back unless he has raised specific problem areas before.

If you are vacating the premises, you are due your deposit back and an itemized invoice explaining why some was held back.

There is a prescribed time period that you are due this, otherwise the landlord has to pay you penalties. Can't remember the exact details. Perhaps consult a landlord/tenant attorney in your area, or a local tenants union.

As for the OP, your Galaxy. Go into the menu settings, find the keyboard/language settings. There should be a setting to disable "insert period after double tapping spacebar"

At the beginning of the term, landlord and tenant establish the initial condition of the property and expectations for upkeeping. During or at the end of the term, if landlord demonstrates and documents upkeeping has fallen behind, then landlord can withhold, use, and demand a replenishment and/or an increase in the damage deposit. Very standard.

the standard of a deposit is in as moved into condition. If you have been a real tidy Heidi for 10 years, you might get back 50% back. carpets, appliances, plumbing, etc. wears out.

I've been in my rental for 8 years. I've lived in it. When I go, it will be so fast, whether I get deposit back or not just won't matter.

Landlords are required to document, via receipts or invoice, what your secuirty deposit money went to. If I recall correctly, they have 30 or 60 days to do so.

If you've lived somewhere for 10 years, you shouldn't be paying for wear and tear. That's stuff the landlord would have to do if there were 10 tenants in 10 years. If you punched 10 years worth of holes in the wall, ya, you're gonna pay.

If you returned the property in good condition, you should get 100% back. Even 10 years worth of holes in the walls, a (decent) landlord (and any reasonable judge) would agree a resident is expected to hang stuff on the walls, and after 10 years the walls would require a fresh coat of paint anyway and patching small reasonable holes doesn't add to the cost of painting the walls.

At least that's how I treat my tenants.
