real estate agent recommendation needed - el dorado county

am looking for a very good agent in the el dorado county area. let me know if you have any recommendations (or advice on how to find one other than an internet search crap-shoot).

El Dorado County is basically two separate counties in one. Which part? West or Tahoe? And if West, what area?

placerville is preferred area, but anywhere along 49 in that area (cool, camino, in the foothills to the east, etc). don’t want to go too high though (snow is okay, but not biblical snow). don’t want to go much west of placerville (lower and hotter).

Matt Sundermier at Blue Waters Mortgage and Real Estate Group. I've done two refis with him and wouldn't hesitate to use him for real estate sale or purchase. I don't know if he works in the Placerville area but does a lot of work in west El Dorado county so he may or may not be the right fit for you.

many thanks. will reach out to him. and for clarification, this is for a purchase (of an already built home, or land to build on). haven’t decided yet (my list of must haves is pretty firm, so it’s either the right existing property, a property that can be modified at a reasonable additional investment, or a custom build on the right piece of land). need someone who can assist to navigate all of this.

Curious what attracted you to the 50 side? Access to Tahoe is worse and it's access to south lake, which kinda sucks unless you're into south lake things. Crystal Basin is awesome and there's killer places to hike into Desolation out of Wright's Lake. Otherwise, the 80 side is much better with access to north lake, the entire Bowman area, easy access to Roseville and Reno, which has a great little airport.

we’re looking all over the foothills (on both the california and nevada side). personally, i’m not interested in the nevada side - too dry, and i don’t want to live in the dirt, but my SO has a lot of family there, so he wants to look and keep it on the list of possibilities. i just happen to be partial to placerville - can’t really say why, i just like it. it’s just kinda weird and wonderful. the challenge i’m having with my SO is he was a fire science major (never actually worked in the field - far from it lol, but it’s his education), and although i respect his input, he’s driving me nuts with his constant analysis of the fire safety considerations in all of the heavily wooded areas (he already nixed a property i was head over heals for due to the - his words ‘explosive fire danger’ associated with a thick stand of ginormous cedar trees on the property). and yeah WRT desolation et. al. - we used to spend 3 out of 4 weekends a month backpacking and camping in that whole area (love that you mentioned wright’s lake - an old favorite).

Well since fire is his concern, check the fire zone in which your prospective house is located. Plenty of folks in the foothills and mountains are having their policies cancelled by the normal companies. Many are getting out of the fire game in the fire zones. People are having to scramble to find coverage and they're learning it's going to cost them a fortune.

Since you mentioned Nevada, I've always been partial to the area just west of Minden/Gardnerville headed to the border. Anything along 206 hugging the border, Fredricksburg, Genoa, Sheridan, etc. It's kind of expensive (compared to Minden/Gardnerville), you get four seasons and definitely more wind, but a beautiful backdrop to the west and it's easy to get to many off the beaten path areas of the Sierras. There's still Tahoe for fun just over the grade and Carson City for all your shopping needs. Plus it's not as deserty/dry as the remainder of the state. But that's just me. I'm weird and I love Nevada.
